BER Certification

residential property sold or let after 1st January 2009 must have a BER (Building Energy Regulation) Certificate.

It's important to know that the certification process is NOT pass or fail - it is a graded assessment of the energy efficiency of your property. So while it has to be done if letting or selling, you do not have to spend money on attaining a certain standard. The BER cert indicates how energy efficient your home is. It will also indicate the level of carbon dioxide emission from that dwelling.

The assessment will take into account building materials, space and water heating systems, building dimensions and location. Using this information, a specifically designed piece of software will calculate the result and will take a maximum of 2 hours
